Does the Price Change?
In most cases, no. Developers typically maintain a single price list that applies whether you buy through their in-house sales team or through a channel partner. The channel partner's commission is paid by the developer from their project revenues, not added to the buyer's purchase price.
This means, in principle, you do not pay more by going through a channel partner than by going directly to the developer's sales office.
The caveat: Confirm this specifically. Ask the channel partner and the developer's team independently what the price is for the same configuration on the same floor. If they differ, understand why before proceeding.
What the Channel Partner Can Offer That Direct Sales Often Cannot
A good channel partner has a different kind of relationship with buyers than a developer's in-house team. The developer's team is invested in selling their specific project. A channel partner, in principle, has worked across multiple projects and developers — and can provide comparative context.
Comparative market knowledge: A reputable channel partner can tell you how this project's specifications, pricing, and developer track record compare to alternatives in the same area and price range. The developer's own team cannot credibly do this.
Negotiation leverage on non-price terms: Channel partners with significant volume relationships sometimes have more flexibility on non-price terms — preferred unit selection, floor preferences, parking allocation, or payment plan timing. This is worth exploring.
Post-purchase support: A channel partner who wants repeat business and referrals has an incentive to support you through documentation, loan processing, and the purchase journey in ways that align with your experience, not just the transaction close.
What Does Not Change Through a Channel Partner
The legal agreement: The sale agreement is between you and the developer. The channel partner is not a party to the legal transaction. Your legal protections, RERA rights, and recourse in case of disputes are the same regardless of who introduced you to the project.
The project specifications: The floor plans, RERA-registered specifications, payment schedule, and possession commitments are fixed by the developer and registered with TSRERA. A channel partner cannot change them.

How to Verify a Channel Partner's Credentials
Before committing any advance or booking amount through a channel partner:
- Ask for their RERA agent registration number and verify it on tsrera.telangana.gov.in
- Confirm the developer recognises this channel partner as an authorised agent (a quick call to the developer's office confirms this)
- Ensure the booking amount goes directly to the developer's escrow account, not to the channel partner's bank account
- Get all documentation (receipt, booking confirmation) directly from the developer
Important: Booking advances and instalment payments must always go to the developer's designated escrow account, never to a third party. This is a RERA requirement and your most important financial protection.
The Honest Assessment
In most cases, the channel through which you buy does not materially affect your purchase. The price, specifications, legal protections, and developer relationship are substantially the same.
What the channel does affect is the quality of advisory support you receive before and during the purchase.
